Project/Construction Monitor for Residential Development Loans

About the role

We are seeking an experienced Project/Construction Monitor to support a leading real‑estate lender’s growing portfolio of residential development loans across Germany. The role is home‑based with regular site visits and offers high visibility across the lending and development lifecycle.

Key responsibilities

• Review and sign off technical aspects of development loans, including build costs, planning approvals, specifications, contracts and surveys.
• Support credit processes and present findings to investment/credit committees.
• Manage external consultants such as quantity surveyors, surveyors and lawyers, and conduct regular site inspections.
• Oversee practical completion of developments in collaboration with quantity surveyors and loan originators.
• Perform post‑loan monitoring, identify and manage development risks.

Required profile

• RICS qualified (or equivalent) professional.
• Several years of experience as a consultant‑side Quantity Surveyor or Project/Construction Monitor, preferably in residential development.
• Proven track record on projects ranging from €1 m to €75 m GDV.
• Deep understanding of development risk, construction processes and cost management.
• Excellent attention to detail and ability to handle multiple projects simultaneously.
